The Era Of Proactive Compliance Has Arrived

For too long, real estate listing violations haven’t been caught until after they’ve been published, once the damage has already been done. At Ocusell, we’re tackling this problem with a solution built into our add/edit platform. We embed business rules directly into each MLS or broker’s listing workflow, ensuring real-time checks occur so any potential violations are caught before a listing goes live. We call it ‘proactive compliance,’ meaning fewer fines for brokers and agents, a lower burden on MLS staff since they don’t have to spend as much time addressing violations, and overall cleaner data from the source. All of this adds up to building more trust with the consumer audience since listings are more likely to be free of mistakes from the moment they’re published.
The number of business rules we build into each add/edit platform reaches the hundreds, so it is too long to list here. Still, it ranges from preventing publishing until all required fields are complete to ensuring the first photo is of the home’s entrance (if the MLS requires that). Here are just a few examples of what the Ocusell rules engine can catch:
- Scan for selected words/phrases so a listing can’t be published until those terms are deleted
- Trained on Fair Housing rules, so phrases like ‘great for families’ give an alert to the agent
- Special characters, such as dollar signs, can be flagged in remarks fields if listings are not allowed to mention financial information
- Dependency rules, such as if an HOA fee is entered, another field pops up for the agent to enter how frequently the fee is due
